CPN Neighborhoods June 2024 Survey
On May 22 2024 a survey was created to better understand about what is happening on various blocks in Congress Park. There will be a series of surveys to better understand the plusses in the neighborhood and areas that need more attention. At this time there are several large projects in the neighborhood that affect neighbors differently. Congress Park Neighbors hopes to become more directed with our interactions with the city to resolve challenges and seek answers.
The survey was sent to our email subscribers and placed on Nextdoor and Facebook and closed on June 7 2024

Q5 What are the physical qualities you most enjoy about your block?
- 70 responses were answered, while 20 were skipped.
- Residents appreciate the neighborhood for its mature trees, walkability, historical architecture, and proximity to amenities like parks and local shops.
- The neighborhood feedback includes positive aspects like mature trees, well-cared-for homes, historic charm, and a sense of community. Some concerns were raised about modern homes standing out and a diverse mix of housing types.
- The neighborhood features well-maintained yards and trees, with a focus on large trees and beautiful old homes.
Q6 What are the physical qualities you least enjoy about your block?
- 67 responses were provided, while 23 were skipped.
- Residents have expressed concerns about speeding cars, new housing projects not fitting the neighborhood’s identity, parking struggles, neglected yards, noise, traffic congestion, and safety issues due to fast-driving vehicles.
- Issues reported in the neighborhood include untended houses, traffic problems, car break-ins, street trash pickup, and concerns about new construction not fitting the neighborhood aesthetic.
- – Proximity to Colfax has become an issue since 2021. – Harrison street is a cut-through for Colorado Blvd traffic with speeding cars during rush hour. – Concerns about sidewalks, multi-tenant buildings, on-street parking, and parked cars not belonging to residents. – Issues with utility easements, untrained dogs, noisy traffic, and lack of parking. – Various complaints about street conditions, traffic noise, speeding, and lack of privacy between houses.
Q12 What is your favorite feature of Congress Park
- Residents appreciate the neighborhood for its historical charm, walkability, proximity to parks, mature trees, and friendly neighbors.
- Residents appreciate the unique and cohesive architectural character of the neighborhood, expressing discontent with modern “cookie-cutter” designs. They value a sense of community, friendly neighbors, and easy access to amenities like shops and restaurants.
- The neighborhood is quiet, residential, and close to city amenities, with a focus on safety, walkability, and friendly neighbors.
Q13 If you could change one or two things in Congress Park, what would they be?
- Residents suggest limiting population density in Congress Park due to aging infrastructure and narrow streets that cannot support increased density. They also propose better public transport and historical district designation.
- The neighborhood has become more homogenous over time, with an increasing number of upper-middle-class White residents, missing the diversity of the past.

- Pedestrians are not stopping at stop signs, posing a safety concern.
Q14 Has there been new construction on your street this year and if so what type?
- Responses indicate limited renovation activities, mostly small-scale projects like interior remodeling and house additions, with some negative feedback on new constructions not blending well with the neighborhood’s historical aesthetics.
- Numerous homes in the neighborhood have been renovated and added on to, with some new constructions being out of character.
- Various construction projects are listed, including new gas main and individual gas lines, new home construction, renovations, and full rebuilds.
